Buying a two-story home is a great first real estate investment. Many people would like to have a home with a staircase to divide the house up a bit. A one story home often has a similar layout. A living room and a kitchen which gives way to a hallway that has bedrooms and a bathroom branching off the main hall. Two story homes appear larger than a one story home. However, it is important to look at more than just the square footage when assessing a two-story home. It’s also important how the home is laid out.

For instance, many realtors will advertise a large home at more than 1,500 square feet. To the prospective buyer, the house might seem like a lot of square footage for the price but the layout of the home is important to assess the square footage. For instance, many of these homes will advertise a finished basement. When you get into the house for a viewing, you may notice a large master bedroom and large second bedroom and then the remaining footage lies in the finished basement. This results in a home that advertises as having a lot of space but actually has a small kitchen, living room, and bathroom. These are three vital parts of the house which have size to accommodate the need in that space.

Make sure to always view a house before committing to buy. Though the square footage is sometimes impressive, there is also a possibility that the home is not laid out in a satisfactory way.
