Market tightness is the concept that one can look at a point in time at the relationship between vacancies, rent amounts, and the number of renters versus the number of apartments available in an area and determine the ease or difficulty of investing or removing an investment.

A high MTI shows severe competition for openings, and a low MTI means lower rents and vacant apartments. Out of a scale of 100 the MTI was at 78 this past quarter. Rents have been lower due to the past economic troubles, but tight credit and the reluctance of investors to build apartments in recent times means the economic recovery will make this year’s market in favor of property management companies.
